    Not sure why so many people put weight on their home value appreciating. In order to access that equity you have to sell it. It’s not my plan to fund my retirement by having to downsize my home. You always will need a place to live so any appreciation in your home value will always be an unrealized gain unless you downsize at some point. Plus, as your home value increases it costs you more in property taxes and homeowner’s insurance. Your home isn’t an investment.

    Taxes don’t have to be a silent punishment if you know what to do. You can legally reduce them with a few simple extra moves. I always suggest you work with qualified and experienced professionals when doing these things. If you want access to more tax strategies, you should consider becoming a real estate investor or business owner. It doesn’t have to be super serious, it can be part-time with your spouse.     As a Mortgage Loan Broker these rates seem pretty inaccurate. Those conventional rates are scorching low and the FHA rates are so high usually it’s the opposite. VA is fairly accurate but in my experience my clients have never received those rates from those lenders.

    Setting up your kids is crucial… And I’m not saying spoil them by giving them gifts. You can save money by depositing $ in a high yield savings account. 529 plan grows tax-free money for college. Easy transfer to a Roth IRA if your kids don’t end up going to college. You won’t feel $150/mo but after 15 yrs at 5% return = $36K. You can gift your kids up to $17K in cash or stocks without paying taxes on it. Put your property in an irrevocable trust and make your kid a beneficiary so they avoid capital gains when you pass away one day. Teach them about money and investing so they do something with the money when they’re older. Give them a little push in the right direction but don’t make life too easy for them. Make sure all of the profit is reinvested back into the business and not spent on nonsense. That’s how I plan to instill a good habit into my kid. We should all help our children as much as we can.
